The true all-in cost of buying a flat in Pune
A flat’s advertised price is only the base. By the time you have the keys, taxes and statutory charges typically add 10–15% on top. Here is exactly what goes into the real number in Pune in 2026.
What gets added to the sticker price
On an under-construction flat in Pune, the main add-ons are GST, stamp duty, registration and the developer’s other charges. The biggest two are stamp duty (effectively 6–7%) and GST (5% on under-construction homes).
- Stamp duty: 7% for men, 6% for women, 6.5% for joint (male+female) ownership in urban Pune (includes 1% metro cess + 1% local body tax).
- Registration: 1% of agreement value, capped at ₹30,000.
- GST: 5% on under-construction homes (1% for affordable ≤ ₹45 lakh; 0% on ready-to-move with a completion/occupancy certificate).
- Other charges: clubhouse, infrastructure, legal, share-money/society, and often one-time maintenance and parking — these vary by developer.
A worked example (₹1 crore under-construction flat)
Assume a ₹1 crore under-construction 2 BHK in Pune bought in joint (M+F) ownership:
| Component | Rate | Amount |
|---|---|---|
| Base price | — | ₹1,00,00,000 |
| GST (under-construction) | 5% | ₹5,00,000 |
| Stamp duty (joint M+F) | 6.5% | ₹6,50,000 |
| Registration | 1% (cap ₹30,000) | ₹30,000 |
| Indicative all-in | ≈ +11.8% | ≈ ₹1,11,80,000 |
Add developer charges (clubhouse, infra, legal, society) and the true number is usually 12–15% over the sticker. Ready-to-move flats skip the 5% GST but still carry stamp duty + registration.
